Twelve Oaks at Windermere Apartments

Edit: Three Stars to two stars. The place has a long way to go in terms of property maintenance and repair, but the new management team seems to be doing everything they can to make things better ASAP. Very welcoming staff. CONS: • Mandatory "trash valet" service by Valet Living (I'm not ecstatic about their service) with a monthly fee and other junk add-on fees • The resident processing system is not necessarily LGBT+ optimized • The sidewalks are disjointed from each other and the accessibility features were sloppily implemented (see photos) • There isn't a pedestrian/bicycle route through the entrance/exit so it can be a bit awkward or dangerous when entering and leaving the complex without a car August 2025

I want to compliment and applaud twelve oaks for having a great quality management personnel. My name is Rubens, i actually live at twelve oaks for 10 years now, and i just wanted to give a shout out to one of the manager there, Kathy Hays. I had a great experience with a situation that i brought to the office. I had the privilege of talking to her. Kathy was amazing, she did an excellent job taking care of the process, and she made sure everything was communicated in a timely manner, and every information that was needed was successfully provided. She even went above and beyond of what a regular manager would do in terms of her support, and her service. Very exceptional experience at the leasing office today... I really want to commend Twelve Oaks Apartments for maintaining such high-quality staff. Jean was absolutely amazing!! Professional, polite, and extremely knowledgeable. I had a long list of maintenance requests, from the washer to the kitchen sink and even bathroom issues, and he fixed it all quickly and thoroughly and everything works better than before!! I felt safe and comfortable while he was working, which truly matters. Jean’s work reflects the standards, care, and excellence that Twelve Oaks Apartments clearly values. Thank you for employing people who take such pride in what they do.

New ** NEW TENANTS **** Guys, please if you’ve just moved in STOP with the reviews wait until you’re here for 90 days. Yall be writing these reviews bc this apartment just approved you and you were desperate I understand but listen. THEY APPROVE ANYONE This apartment complex needs the bad reviews highlighted so they can actually do better these people are lying in the responses the problem at this community is beyond repair , wether it’s roaches , cars being broken into or the fact that the community is not well taken cared of and the people are the front office over charging for minimal maintenance y’all need to let actual people who’s been here write honest reviews I added a picture of my bed and a roach who decided to climb into my bed and no this isn’t the first time probably the 10

AVOID this complex at all costs. Not only is the management team a sham and it takes months to get a simple repair but after you move out ON TIME, they come after you for money, refusing to give you back your security deposit, sending the bogus claim to collections and affecting your credit score. These are not good people and there are better places to live in the area for comparable rents.
