We cannot say enough good things about working with Philip. He stepped in as our lender on December 9, and somehow still got us to the closing table by December 19, right before Christmas, which honestly felt impossible at the time. From day one, he was incredibly responsive, calm, and on top of every detail. He explained things clearly, stayed ahead of deadlines, and made the entire process feel surprisingly easy, even with an extremely compressed timeline. What truly set him apart was closing day. At 3:00 pm on a Friday before Christmas, an unexpected issue came up that could have delayed or even prevented closing until the following week. Instead of letting that happen, he immediately jumped into action, called the right people, pushed through a fix, and somehow made everything happen
