I do not recommend renting form this property management company. First, we had to sign the lease sight unseen before getting the keys. No preview was offered. Big mistake! Upon move out, they deducted almost $500 form our deposit for "light cleaning", removing trash, and personal belongings from cabinets. When we left, the place was cleaner than when we moved in and the only thing we forgot to remove was some paper shopping bags from the cabinet above the fridge. If they removed any personal belongings, we never received them. They also deducted from our deposit for a broken window that was broken on move in. I suspect it was broken when the person who left a ladder on the side of the house came to pick it up as we did not notice the window broken on move in. The thermostat was locked

I moved out of my apartment in May of 2025. I rented from them for just over 3 years. The apartment was not move in ready when I first moved in. The bathroom fan was shattered in pieces and they left it in the bathtub. The heaters did not work. There's was fresh sticky red stains in the carpet and ants everywhere. There was also a cockroach infestation. My fridge stopped working 3 months after I moved in and I made several requests to get it fixed because I was living out of a cooler and wasting so much money on food. It took them 1 day shy of a year to have someone put to fix it. Im not even kidding a freaken year to fix an essential item. I was just denied based on my credit score to become an apartment renter with this company, After paying a $70 application fee, (the highest I’ve ever paid on the market) and which they also call themselves valor property management too, and upon calling them one time last week, I got a man named Matthew answering the phone from Canada. He had a voicemail set up and the call was going to in Canada. So no telling who you’re renting from but they denied me an apartment to rent based on history of two apartments that I have rented in the last 25 years, I had good standing with one and the other one I broke a lease and I contested that eviction, as I only lost a job and the apartment was owned by me to begin with! Me and my husband rented from them for 2 years and recently moved out. There is nothing that makes this property management anything special. They will charge you for everything they possibly can when you move out, which I will admit is MOST management companies. Some surprising charges I wasn't expecting to get tho was that they charged us for installing smoke alarms. Thats right not replacing, they charged us because they decided to ADD smoke alarms. The whole time we lived there was only 1 in the home, we did not remove any, but when we moved out they charged us to add 2 to the bedrooms? They charged us for cleaning even though the house was clean when we left it, but thats like any other company. My suggestion is if you rent from them when you move out just do the most basic cleaning,

Had them manage my property and things started fine, turned into a NIGHTMARE! Having to chase them for payment, constantly ignored for long periods, excuse after excuse... a inappropriate, if not criminal situation with a manger. She wrote me a multiple page excuse about why it took so long to respond, which was her teenage relative was being abused and she included photos of the bruises!! I can't make this kinda craziness up if I tried. Their repair guys are trash and saying they overcharge is a understatement. STAY AWAY IF YOU WANT TO KEEP YOUR SANITY! Wish I parted ways with them years ago.
