I have lived in this complex for 2+ years now, I really like my apartment and it's location. My apartment is spacious and the views from my apartment are phenomenal!! I plan on staying in this apartment for a while, possibly a long time as long as nothing changes drastically. There has been a change of ownership of the complex recently. There have been continuing and increasing improvements to the complex and buildings, including all new roofs. I really appreciate Giacomo and the rest of the maintenance team, they're very helpful and resolve any issues I've had in my apartment. The office team is also really great, they're always pleasant to work with and willing to help where they can. Warning: this will be gross but PLEASE READ. it really pains me to write this because the management (Ivelisse and Jeff) are phenomenal and worked with us a lot. We were so excited to move in here in June 2025. Pretty quickly, we noticed that we had a major bug issue. Flying insects, specifically by the bedroom window. We had multiple types of bug catchers by that window to try and mitigate, but it became very quickly unbearable. Treatments didnt work, sealing the window didnt work. Then, the mold. We started to notice we were getting sick a lot. Then, I noticed mold growing on a wall fixture I had hanging in the bedroom which I attached photos of. Then we realized it was all over our belongings in the closet, all over everything else hanging on the walls, the bookshelves, food, etc. We lo

Ms. Ive was a TREMENDOUS help from tour to keys.🏡🔑 Our unit was freshly renovated and lives up to the charm of the Historic Sanford location. My wife and I have walked past this place for over a year now and we finally decided to check it out. PERFECT timing! The property has a lot of character. BEAUTIFUL collections of boundary waters that encircle the buildings. There's even a charming little bridge (my favorite) where ducks gather and swim under. If you want to live alongside Lake Monroe, Topaz Riviera is where you need to go.☀️🌊🌴

Read before applying — save yourself the time, money, and massive headache. I applied and was approved for an apartment on April 26, 2025, with a listed move-in date of May 9. I requested a May 26 move-in instead, and everything was confirmed in writing — welcome letter, deposits paid, pet screening done, renters insurance secured — we were ready. Then the chaos began. On May 20, I got a call saying the complex would be closed on my scheduled move-in day due to a holiday, and they asked to push my move to May 30 — five days later. I asked to move in on May 28 instead and was told the apartment “wasn’t ready.” I visited in person on May 24, and nothing had been done. PLEASE DONT GIVE THIS SCAM PLACE YOUR MONEY! Been almost 3 months living here and the only nice thing about it is the location and view. But if there's an event near by expect alot of noise. Moved me into a completely run down unit with promises to fix it but their definition of fixing is to cover a pothole with a band-aid. They also dont follow their own lease agreement and will enter without a 24 hour notice. ZRS doesn't care about anything and will not respond to your messages. Currently trying to get me a lawyer to get me out of this mess!
