Poor communication and a lack of initiative to answer the Buyer's questions resulting an unexpectedly large down payment at closing. Not to mention, they sent the wire letter 11am on the day of closing and only after being contacted; I believe they told my loan officer that they thought it had already been sent... If the Seller is going with Title America, be very wary and prepare to make frequent contact to ensure they do their job.
