Theory Madison

Love Theory! In addition to the great location and building perks, the staffs are wonderful. They were there every step of the way in helping me sign my lease and clarifying any questions I have. I personally met with Megan who the sweetest! She makes me feel so welcomed and apart every time I visit. I’m so glad to have signed with Theory!

I knew right away that Theory Madison was the place for me! The location is perfect. It’s just steps from a grocery store, the shops and restaurants on State Street, the campus bookstore, libraries, the student activity center, bus stops, and the university campus. Everything I need is within walking distance. From my first tour to signing my lease, the staff have been so welcoming and helpful. Megan has been the best. She’s kind, patient, and made the whole process easy and fun. Even though I’ve already signed my lease, I still stop by just to say hi because the staff are so friendly and genuine. You can really tell they care about their residents. I’m so excited to move in and be part of this community!

LOVEEE THEORY. Great for people first time looking for an apartment. The leasing office is located at state st, next to the walgreens. Me and my friends met Megan and she's super helpful. LOVE HER SO MUCH! Perfect for Bucky and Banners Program Students for affordability. Also, it's in the middle of everywhere such as restaurants, libraries, classes, transportation, so much more. I can't wait to live there next fall.

Edit: They responded to my review and clarified that the reviews are from those who worked with them at the leasing office on state street, that works for me. Original: As a local Madison resident I am concerned. Theory is not even fully constructed with any apartments open to the public yet, so I’m puzzled as to why this place has reviews and this leads me to believe some of these reviews could be fake or paid for by a 3rd party marketing agency. I did however visit the leasing office on state street once just for fun and the staff seemed competent and friendly so I will give them credit for that. I also believe theory is built by the same people who made the James, Oliv, and Hub, and those buildings were good when they were new, so I would think theory will go in the same direction.

As parents of a student from the West Coast we looked at Theory on line and visited the showroom two times in person. It was wonderful meeting with student sales representatives on site to get their perspective on Theory. As a parent cosigning the lease, it was the adult professional onsite that chimed in from time to time, supporting the students with data that helped reassure us Theory is the right future home for our Badger next year. Once back home we worked with Brook (not an AI bot) over the course of three phone calls clarifying the nuances of the rental agreement; for example the one time internet and wireless fee ( excellent value). The array of ammenities and in person interaction really helped make the difference for our student in choosing Theory.
