95 Horatio Street is a great apartment if you value having lots of space, having a quiet apartment, and friendly and responsive staff. As we know in NYC you have to compromise unless you’re at the very top. If you prioritize these things, the West Coast apartments might be a good fit for you. When it comes to living space, these apartments are among the largest you can find in West Village for the price and there is plenty of storage, too. The walls are thick so in my two years living here I heard my neighbors maybe 5 times total. It’s also a sleepy corner with very little traffic noise, either. I resided in this apartment building for several years, and my experience left me quite astonished that it hasn't encountered significant legal problems. The primary issue plaguing the building is the pervasive black mold infestation, which stems from poor plumbing. During torrential rains, the aging pipes inevitably leak into the walls, and rather than addressing this major problem, management appears to be adept at concealing it. Testing the air for mold yields consistently positive results. Another concerning issue is the overcrowding problem that originates from the units themselves. Two-bedroom units have been recklessly converted into 4-bedroom "flex" spaces, accommodating multiple bunk beds (resulting in 6 occupants).
