The Waverly Apartments

Saw this in person, nothing how it looked online, smelled like garbage anywhere you walked, nothing was clean or up to date, garbage bins were overflowing with trash. The ceilings on one of the apartments had fallen on the balcony, tons of leafs in the pool, dirt everywhere, hallways had bugs running around and walls and doors looked awful, would never recommend this scam of an apartment. BE CAREFUL OF CATFISH APARTMENTS BEFORE YOU PUT A DEPOSIT DOWN BECAUSE I STILL GET IN CONTACT WITH SOMEONE WHO HANDLES THE APPLICATIONS!!!!

I don’t recommend this place at all. I moved in to this apartments in 2021-2025 good thing I left and now i live in a HOUSE. But the thing here is that this apartments is a TOTAL MESS with roaches, mold, it stinks,trash everywhere and homeless. When I moved out on Aug1.2025 I gave the manager a 60days notice. Everything was fine. Now in Jan.2026 I come to fine out that I own the apartments water bill,sewer from June-Aug 2025 which it doesn’t make sense.I didn’t get a email or a called from the manager saying that I own past bills. Well they end up sending it to CREDIT COLLECTION. And like I said I wasn’t aware of this AT ALL til CREDIT COLLECTION CALLED ME. Now my credit went down and it looks bad on me.Now I have to pay and The Waverly manager can’t do nothing about it. DONT WASTE YOUR

Would give 0 stars if possible. Pictures online are not representative of the property. One drive around and it's evident that this is a catfish type situation. On top of the online misrepresentation, they have a nice little scam going on where the $150 "security deposit" you pay with your application fee is NOT refunded to you if you choose not to move in. They'll "approve" you with extra conditions - and when you don't want to accept extra conditions that you never knew about upfront, they hold the deposit as damages. Absolutely disgraceful. Avoid this place at all costs. Predatory behavior. Awful front office staff. Place is falling apart. The 1-star reviews speak for themselves. May be the single worst complex in all of DFW.

I just want to give thanks to Tony the maintenance he is always on top of my work orders and I appreciate that he makes sure everything gets fixed correctly. Also I want to let everyone know that if you are looking for a new place to call home come here at the Waverly very safe and office staff very helpful and nice.

DO NOT MOVE INTO THESE APARTMENTS THEY ARE TRASH MONEY HUNGRY PEOPLE !!! Roaches are horrible no matter how clean you keep the place ... mold is not taken seriously they just go and rub bleach on it and leave it like that , roach poop is just painted over so you can't see it DO NOT RECOMMEND MOVIN HERE . Everything breaks easily they just need to tear the place down and build brand new apartments.
