The Watkins at Shockoe

I thoroughly enjoyed my time at The Watkins. The location was perfect, offering a very convenient, walkable commute to work. The gym was a standout feature—always clean and stocked with well-maintained equipment. A huge thank you to Hannah and Adam, who were incredibly friendly and always available to answer any questions. It’s a beautiful old building with a new renovation, so they are still working out some of the kinks. During my time on the second floor, I did notice the third floor was quite squeaky, which is worth noting for light sleepers; I would suggest adding carpets or more insulation in the flooring above the apartments to help with this. The new management here are really solid people who from how I see truly enjoy helping people for its own sake. In days they outlined improvements and rapidly delivered, making access to current living more modern with smart locks that feel like easy breathing.

I hate to have to write this review because I genuinely enjoy living at The Watkins. Unfortunately, many if not all of the third-floor tenants are dealing with ongoing ceiling leaks that are never fully repaired, with no clear plan or timeline provided. After speaking with several neighbors, it’s evident this is a widespread issue affecting multiple units. I have lived at The Watkins for several months, and throughout my tenancy there has been a persistent problem with my ceiling leaking. When maintenance or the leasing office is contacted, the only response has been to bring up buckets or old, recycled trash cans to catch the water. Management repeatedly states that they are “trying to get the roofing company out” or that patches have been completed, yet the leaks continue daily. We’ve

Clean air isn’t an amenity here. No matter how friendly the people are in the leasing office and how good the bathroom lighting is, it doesn’t change that these are weird apartments with improper ventilation and no fresh air. All the windows are painted shut or sealed store/office windows, the kitchen hood vents out right back over the stove, the bathroom vents back into the apartment, no vent for the dryer, and only a couple ceiling vents for heat / air conditioning to come out near the ceiling. And since there are leaks in the building that never get fixed, that means mold will grow if it’s not already here. There is a parking garage in the center of the building and people prop the doors open, so the vehicle fumes go inside the building. I wouldn’t care if people smoked cigarettes or

Beautiful Well maintained industrial modern apartment building with Super management service. The hallways are wide , clean and well decorated in design. Would like to see Electric vehicle charging amenity in garage as well as a Dog friendly pet run area Those additions would make Watkins a 5 star Home. Going to love it here the location is great to restaurants and entertainment. Adam and Hannah ( leasing agents) are top notch. Cheers !
