The Walnut Building

The Walnut Bldg (under its new management) has been incredible. I just recently moved out but as a resident for 3 years enjoyed the community, the communication and the camaraderie of the staff with residents. They look out for you. As far the units are concerned, great views of DTLA, nice spacious patio and floor to ceiling windows. If the warehouse living aesthetic is your jam this is your place. Affordable rent, secure parking, 24 hr security. Packages delivered to your door. No complaints about the neighborhood either. It’s somehow insulated from the homeless, your walking distance to THE ROW, and of course being in the arts district are fully surrounded by great restaurants, bars and shops. The new management is doing an amazing job. The new security guards are keeping the building safe and I love the programs they offer for the tenants on the roof top patio.

Called two different numbers, filled out the the online information request form, sent emails, and lastly walked up and tried to buzz the "manager", all with zero response. Not sure why I would take the time and effort to visit the building, but I was curious to see what kind of person actually "worked" there. It didn't help that while I was trying to contact someone, there were two homeless men fighting each other directly across the street. I wonder if the owners know what kind of people they hired to manage their property? I can only imagine living there and trying to get any work done.

Overpriced and under delivers. Moved in a few years ago into a promising unit that turned out to have a severe leak, in one of the most rainy years in LA. I told them about it instantly, documented well, and nothing happened… for two years. They kept saying they fixed it but never actually did. And only reimbursed me a single time for my ruined furniture. Finally moved into a separate unit where part of the wall was literally sealed with duct tape, literally; (keep in mind these are considered “luxury units”); neighbors also love banging on the wall for some reason . The bathroom door in the new unit doesn’t latch correctly, and the sliding door to the shower doesn’t close all the way either. Oh, and of course there is a leak in this unit too. The building is beautiful and has great lofts. Property management is less than stellar. Since the building opened and we moved in our HVAC has broken three times. Each time it broke we notified the property manager on-site only to be met with delayed responses and a repair person coming out only after 4-5 days. This is particularly challenging because we have pets and have to make special accommodations for them during the day while the temperature peaks. In addition to this parking enforcement for tenants who rent parking spaces in the building is disorganized and other tenants regularly park in assigned spots. If the building could just retain better on-site property management it would be perfect!
