They operate with an out of site out of mind mentality. It’s cheaper for them to just ignore you and hope you forget about it. It’s sad that rather than prioritizing resident satisfaction, they focus more on writing 5 star reviews for each other to boost ratings. I have yet to see a month where I’m not faced with some type of plumbing disturbance at this apartment They incorrectly installed washer dryer in the unit above us which causes a lot of issues. Dirty water floods around the water heater, above the shower, and in the walls There’s been entire drywall replacement in 3 areas in the unit. Shortly after coming home from work water started shooting out from under the kitchen sink. Everything in its own is an issue, but the cherry on top is the way management refuses to handle thin

The Terrace Apartments is a clean, well-maintained, and has a welcoming atmosphere that truly feels like home. A special thank you to Cristine, the Manager, and her amazing team — they go above and beyond to make sure everything runs smoothly. Cristine is professional, kind, and always attentive to residents’ needs. Whether it’s maintenance requests, questions, or just a friendly hello, she and her team handle everything promptly and with a smile. It’s rare to find a management team that genuinely cares about the comfort and happiness of their residents, but The Terrace Apartments definitely has that. I highly recommend this community to anyone looking for a great place to live with exceptional management and service!

I’m a new tenant here, and it has been really miserable. It’s a run down apartment complex with really expensive rent. If you try to bring anything up with management, they’ll just offer their office number to call so they can gaslight you over the phone. They’ll just tell you that “the building is from the 70’s, what do you expect?” Like my rent isn’t from the 70’s, is it?… The two units in front of me, and one behind me, are under construction for water damage, pipes, asbestos etc. So, it’s loud the majority of the day. A lot of staff live onsite. And will leave each other reviews for recognition within the company. Rather than putting in the effort to appropriately address and resolve issue, they just tell each other to write reviews to boost ratings. So be mindful and don’t let them

I had such high hopes for this place when I moved in. I thought it was pretty from the outside and in a good location, boy was I ever wrong. Do you guys know I have mold in my unit? I probably had it for months now. This was caused by my 1969 old air conditioner, leaking water under the flooring and into the walls. Then a pipe in my building burst. That was a fun experience because it looked like my hallway was under construction and completely flooded the building. Embarrassing. 😳 There are stairs everywhere in this place so if you have bad knees or arthritis, forget it you won’t really have a ramp. It’s gonna be far away and inconvenient. This is a very nice place to live. Centrally located in Orange County and local to a lot of great food and entertainment. This gated community feels very safe and has a very "small town" feel to it. I've had great experiences with the Manager on site, Cristine. She is great with following up and very approachable. If I put in a Service Request, the team is very proactive. The Service Manager Peter is very educated and solution based. I would recommend this property to anyone looking for a home in OC!
