The Smith Valley Forge

This building is overpriced. The most I’ve ever paid in utilities in an apt. My water bill is always over a $100 every month. I’ve never paid more than $30. You have to get cable it’s included but you have to pay for it not optional! There’s always leaks & trash near all of the existing. Nice staff. Very pleasant. But the building itself to many issues to over priced.

The smith has been wonderful! They offer modern and clean amenities, the leasing office has been spectacular, and being so close to the town center is lovely! Bonus points for them offering Amenify. I’ve saved money on my favorite restaurants and ordering out with the credits they offer to residents every month! Thank you to everyone at the Smith!

Awful. This company has been deceptive and unprofessional from the start. They’re also thieves. First, the leasing process was inconsistent and confusing. I was approved, and then told my deposit would be refunded. Now, they’ve stopped responding altogether…but there’s been no refund on top of no response! I have had to contact my bank to try to recover my REFUNDABLE deposit. Additionally, the leasing team for The Smith a Pennsylvania apartment operates out of Colorado, and most emails don’t even include a person’s name. It honestly feels like you’re dealing with AI instead of real people. What’s worse is that I saw another review describing the same issue and didn’t think it would happen to me—but it did. This feels deceptive and unprofessional, and no one should have to chase down the

I lived at The Smith Valley Forge for nearly a year and am moving out soon due to purchasing a home. During my time there, I truly enjoyed the experience—it was quiet, peaceful, and the building is very modern and up to date. When it came time to move, I needed someone to take over my lease to align with my home purchase, and the staff made the process seamless. Lisa and Santana were especially helpful, working quickly and efficiently to ensure everything went smoothly. I would highly recommend The Smith Valley Forge to anyone looking for a great place to live.

This building will scam you. I’ve never paid $150 for electricity in an apt & $100 in water. This is the most I’ve ever paid in utilities in an apartment. I don’t recommend find another building in the town center. Last apt my electric bill has never been more than $54 and water $25-$30. This is ridiculous! Please be mindful before moving into this building!
