After living here for a couple years now I have seen this place go through ups and downs nevertheless SHOUTOUT to the new property manager Kim Blehm for going above and beyond to make this building a cozy comfortable fortress within the city of Denver. These 5 stars are for YOU! *For the sake of transparency: Had an incident with a homeless druggie whom the last property manager could careless about so with help from the police they arrested him but ever since Kim became the new property manager ZERO homeless issues and The Roost has improved drastically ever since she started. Will miss living here as it has been the best place to live imo within the Sloan Lake/Jefferson Park area and with new management will only improve! Thoroughly enjoyed my time at the roost. On a 14 month lease, my maintenance issues were addressed in a timely manner, the residents I met while there were all very nice and friendly. Being located in one of my favorite parts of town being Jefferson park, was also a major plus for me. When it came time to move out, the process was made as stress free as possible thanks to Adam and the property management team. I would definitely recommend to anyone one looking to live small and be located in a great part of the Denver area

THE WORST! I’ve been trying to close my lease and get my deposit back for over a month, and *NO ONE* responds. The manager claims she didn’t receive the 60-day notice, then someone else calls me saying my move-out period is just starting—when I don’t even live there anymore. No one wants to take responsibility, and they don’t even know what happens at the building. You can never talk to someone in charge; it’s always customer service companies that promise to call back, but never do. The building is always dirty… and the list just goes on and on.

When I first moved into these apartments they had a 5 star review for getting me and my family off the streets and into a nice home, but upon living there for 6 months I then realized that the administration hides fees off the lease until after you sign it. I signed my lease at $1400 and after living here they changed it to $1599 without my approval. I then had to leave due to not being able to pay the sewage and electric twice in one month along with the increase in rent. This place just wants to steal your money and leave people homeless. Do not rent here.

I need to share my experience with this apartment to help others avoid the same issues. They’re currently promoting $500 off their apartments, which sounded great, so we decided to apply. We signed a lease that included a full month’s security deposit and prorated rent of $980, expecting that the $500 discount would apply. But when we spoke with Adam, he quoted us a completely different amount. Instead of fixing the mistake, they denied our application after we had already signed the lease! When we tried to get in touch for clarification, we learned that Adam only takes appointments, and somehow we weren’t allowed to make one. On top of that, the apartments are really tiny, and there are barely any amenities—just a super small rooftop balcony. The prices are way too high at $1,599, plus an
