⭐ 1-Star Review – Harlem Flats My experience at Harlem Flats has been absolutely terrible, and I strongly warn anyone thinking about moving here DO NOT DO IT. Within the first two weeks, I went through three refrigerators. I was left without a working refrigerator for three full days, causing all my food and my medication to spoil, which made me very sick. Management refused to reimburse me or take responsibility for any of it. I reported these issues to Annie Baum and Dustin Hollier, who sent me to corporate. I contacted Dana Macielag at corporate multiple times, sent several emails, and no one responded. I was completely ignored. I pay $1,650 a month, yet I deal with no heat, brown toilet water, an unlevel stove that rocks, stains left in the bathroom, broken light sockets, and ongoi
I have lived here for around 3 years, gone through 3 different property managers, and 3 different upstairs neighbors. For the short summary LOOK SOMEWHERE ELSE. The pros for me are the location and price. But the price is due to negotiating for no increase in rent due to the cons I'll list below. So I'm currently well below what I would have to pay if I moved to an identical apartment in this building. There is also a shuttle now but it's only weekdays, there's only one for multiple properties and the wait is usually long so it's not that reliable, but at least it is free. Highly recommend against Harlan Flats for new Wilmington residents. Rent prices are above market for a disappointing building. As far as location goes, it’s pretty great. Walking distance to some fun bars, restaurants, and the river walk. However for the apartment in question, in less than two years, the air conditioning has needed to be repaired six times, several of which happened in the heat of summer, leaving the apartment uninhabitable. Stop gap fixes by management prevent any sort of long term solution. The fire alarm has a history of going off in the middle of the night, resulting in the building being evacuated and residents left waiting on the street in freezing temperatures. Positive review here! We are prospective tenants originally scheduled to only see Justison Place today, but had such a good experience touring that we ended up looking at Harlan Flats as well. We were fortunate enough to be shown both places by Harlan’s kind and very knowledgeable Assistant Property Manager (Samantha). Samantha not only answered all of our questions but was also very personable, easy to chat with, and her knowledgeability about both buildings made it easy to compare the pros and cons of both. We also asked Samantha about the Google reviews regarding the fire alarms being set off at Harlan by children in the neighborhood & theft in the garage, and learned that the building had taken measures to prevent both, including upping their security guard presence. Before I write this review, I do want to say that the recent management changes have provided an overall better experience. That being said I want to be fair and break out pros and cons from my experience at Harlan Flatts & then list some horrific stories experienced living here (2022-2023). Pros: Great location on the Riverfront, variety of floor plans, nice & caring maintenance crews, a sizeable central courtyard with a pool, friendly community. Cons: Pricey, poor amenities, lackluster response times from teams at HF, disastrous management, unorganized, poorly ran concierge.
