The Reserves at Arboretum Apartments

I’ve lived here for over 4 years and love it! I’ve had minimal issues and any issues I’ve had have been managed quickly and effectively. Alexis and James in the leasing office are communicative and work hard to serve residents well. Phen in maintenance is amazing - he is so quick to respond and is thorough. I’m so grateful to have such a great management team and to live somewhere safe, beautiful, and with a great community!

Not worth how much you pay for rent. The rent increases are ridiculous. The maintenance is not always available had to work with lights not being switched out so some of the lights go out. Maintenance never came for half of what was needed to be done. Had to pay a security deposit of 200 because of their mistake putting it towards first month rent when I first moved in 2024. instead of putting it in as a security deposit. Like they was suppose to. The money was still given and they chose to put it in the wrong place. How does that make us liable? Just putting it on the balance at move out date from a renew lease. My first lease was 10 months my renewal was 15. They had all this time to notify us about the security deposit but chose to let us know last minute 3 days before move out date. wh

I moved in during 2023 and initially had a positive experience, particularly with Sarah. The apartment was generally well maintained, and my tenancy overall was fine. Unfortunately, my experience changed after move-out. I was charged over $400 for carpet and apartment cleaning, as well as approximately $1,400 for baseboard replacement — charges I am disputing as exceeding normal wear and tear under Virginia law. Additionally, frequent changes in towing companies led to my vehicle being towed despite management having my vehicle information on file. It’s disappointing that what was otherwise a good two-year experience ended this way, but future renters should be aware of potential move-out and parking issues.

From the time I first entered this complex (almost 3 years ago now). The quality of the complex has been great...while it is quiet and clean, management over the years have changed and the most recent management isn't as welcoming as the last. Even in regard to when I had to recently move out. They pretty much took 90% of my security deposit when there wasn't any damage to the apartment, but they tried to look for other things. Arboretum can be a place you can call home, but be mindful of when it's time to move...you will have a hard time getting your deposit back.

Lived here during a 6 month work rotation and have no complaints at all. Apartment was clean and up to date with no issues to speak of. Every interaction with management was pleasant and all questions were answered promptly. Management went out of their way on multiple occasions to accommodate specific needs of mine and were great to work with. Without a doubt I will be staying here again if I end up back in the area.
