I’ve been absolutely impressed with The Regency at River Valley Apartments — everything from move-in to daily living has been top-notch. As someone who values a cozy, inviting space (yes, I’m the “make-it-homey” type), this place delivers. What really stands out: The moment I walked in, the staff was friendly, professional, and genuinely seemed to care. No “just here for the job” vibes — they made me feel welcome. My unit is pristine, thoughtful in layout, and easy to personalize (which is super important to me since I love adding my own design flourishes). Amenities are awesome — clean, well-maintained, and useful. It’s clear the management keeps everything in great shape. We loved living there, but my mother had a emergency surgery and needed us to help her recover. So we went back to Arizona, we had full documentation of everything. The office didn't know that I also am a Property Manager, they told me that I'd be reliable for the rent until they found a relet. Which is pretty standard. Months went by: Had a feeling that the office was up to foul play, sent in a private investigation to check on my old unit and the complex. They were charging me for rent even after rerenting the unit to someone else. I sent them the photos and information that proved their foul play. I was a tenant for almost 2 years until purchasing a home - due to interest rates we had to close sooner than the lease ending was expected. With that, I tried every way to negotiate some type of move out resolution, but was bound to pay almost the entirety of my lease and what I owed. Which, fine, sure, whatever. The larger issue has been upon moveout I am being told we owed ridiculous charges after their staff said about the apartment “it’s the cleanest apartment we’ve ever seen” and “oh wow, you guys cleaned the ovens, the microwave, replaced the drip pans, we’ve never seen that”. How was this done? We got professionals to clean the apartment before moving out. With that, we were still slapped with a $175 cleaning fee, and an almost $400 paint fee for a nick in the wall that was the

This apartment complex is a complete scam. Living wise- they have nice apartments that are high quality and have lots of storage. At move out, though, you WILL owe more than your deposit. They charge for a ton of stuff, no matter what. I have lived in rental properties for 13 years now and have NEVER owed after move out. This complex will take your deposit AND charge you more, no matter what. It is a complete scam. I have lived in houses and apartments in several different states and never had this. I would never recommend this place for renting solely for that reason.

So far I'm loving it here. The staff has been very helpful in getting me setup. Regency is in a very convenient location for shopping or eating. There's a park close by, which is very nice as well like right across the street. So glad my family found this place. Now I can call it home
