The Palms 1101

I lived at The Palms for one year. While the building appears modern and is conveniently located downtown, the overall experience was deeply disappointing—particularly considering the high rent. The management clearly relies on their location and aesthetics to justify premium pricing, knowing there are few decent, non-student housing options in the area. However, beneath the surface, there is a concerning disregard for resident safety and a consistent effort to squeeze every possible extra fee from tenants. One of the most disturbing incidents occurred during my first couple of months there. Two unknown men entered the supposedly “secure” lobby from the street and spent approximately 10 minutes rifling through the front desk area. They then entered the pool area when they noticed me out

Great place to live. The apartment building is in a convenient location that’s walkable to most things in/near the downtown area. Management and maintenance are amazing. The apartments and community areas are nice and very well maintained. I’ve lived in several apartments across Columbia and The Palms has been my best experience as a renter.

Best in class by many aspects. The property and all it has to offer is such a great place that makes you feel at home and also on another level of luxury with the amenities and overall look. That said about the building itself, Caylyn and Sarah the Property and Leasing Managers are at the top of their fields in how they treated myself and other residents with any needs. Both of them are so invested in making the place awesome, and are as nice as can be. A fantastic experience living here!

Without a doubt this is the best location downtown. The palms combines great layouts with excellent amenities and a staff that can't be beat. Sarah and Caylyn are the best in the business; they are always going out of there way to help tenant's with their off the wall requests and they do it with a smile and a laugh. The palms can be a bit pricey but just like everything in life, you get what you pay for.

Having lived in several apartments in the area over the years, I can steadfastly say that these apartments that I’ve lived in for the past two years are the best in class for various reasons - 1. Luxury apartments and everything is brand new 2. They are extremely well maintained 3. Great space for patio 4. Top notch management - Sarah, Caylyn and the rest of the crew You get the money’s worth with these apartments.
