The Palmer Apartments

We lived at Heritage Estates for four years, and while it wasn’t the worst place we’ve lived, it certainly wasn’t the best either. The community has some redeeming qualities, like friendly and respectful residents, but overall, our experience was riddled with issues that made living there frustrating and disappointing. Security Deposit Nightmare: We moved out on August 19th, and despite a new tenant already occupying our former unit (#118), we still haven’t received our security deposit. They sent a check in early September, but their bank refused it (essentially, they sent a bad check). Since then, we’ve been given the runaround. They keep saying they’ll resend the check, but nothing has arrived. Attempts to contact ZRS Management directly have gone unanswered, no returned calls, and no

I’ve lived here since 2019. During that time, I was working full-time while earning my master’s and doctorate, so my priorities were a quiet, clean environment—not student housing. Heritage does offer that. However, beyond that, there really aren’t many selling points compared to other apartment communities. The property is in need of major renovations. The gym and pool are outdated, the gate is always broken, and the trash compactor is no longer functional. There’s also a lack of creativity and direction when it comes to community-building and amenities. Competing complexes offer food trucks, resident perks, on-site events, and upgraded amenities—none of which are present here. Jon was extremely professional and arrived exactly on time. He quickly identified the issue with my washer, explained the problem clearly, and completed the replacement efficiently and to a very high standard. I'm always satisfied with the result and his excellent customer service.

Amazing work guys! Our apartment sprung a leak at 4am in the morning and the maintenance crew jumped into action immediately and got us the professional help we needed. They were attentive and professional through the entire process and even came back to just check in on us to make sure we were doing ok and everything still looked good. Can’t say enough great things! Thank you to the whole crew!!

This community is a hidden Gem in Orlando. What makes this community so special is the Management. Liz, from the moment I walked into the Clubhouse I could tell how much she truly cared. I’m so happy to call The Palmer home!
