The Overture Apartments

The Overture Apartments is such a great complex to live in! My 3 roommates and I are so pleased with the amenities and size of the rooms. The larger 3 bedroom unit is a must have as we love to host people in our home. The noise above us is sometimes noticeable but that is expected as we are on the first floor. Management is extremely fast with fixing any issues in the apartment such as clogged AC or a leak in the window seals. Kitchen is huge and the natural light coming into the bedrooms is amazing. The windows don't open but that is a safety feature that I personally love. If we ever need a breeze we just open our back door. As Liberty students we feel so welcome and overall, we have had no issues and love living here!

I have been attempting to contact the manager responsible for TB Properties for over three weeks without success. I did speak with the on-site property manager in person regarding a lease question. Specifically, my lease was scheduled to end on January 11, FY26; however, I was never provided an option to cancel the lease or submit a 60-day notice. I raised this concern more than 49 days before the lease end date when I spoke with Hannah and was told that I would be required to stay through the end of January. I requested to speak directly with the manager at that time but was repeatedly deferred and assured that I would receive a call back. We moved from Florida to the Overture at the end of July and have had great experiences so far. Hannah made sure we had a smooth move in process and assisted us with any issues we had! The apartments themselves are beautiful and spacious, and the amenities such as the gym and pool give a luxury feel. We are so happy here and would recommend it to anyone!

The Overture Apartments is a very safe and great community to live in. The gym and pool are very clean, nice, and fun amenities! I have personally had an amazing experience and would highly recommend this to families or college students.

With the exception of Colleen, not a great experience touring or applying. We came back to Lynchburg from the west for my daughter's law school and were made to feel so unwelcome. They laughed we were staying in a hotel while looking for housing and jobs. We offered to prepay all/a portion of a 12m lease in exchange for current employment and it was like the offer was an insult. Many full-time law school students aren't allowed to work so what are they supposed to do when relocating 2000 miles away? Not all parents pay their kids' leases (like what was happening when we were in the office). Treated very poorly and not at all Christian for being a religious community. And this property management company has a little monopoly going in this town so once you're not "acceptable" at one complex
