The One at Mandarin

I don’t usually leave reviews, but I feel obligated to warn anyone considering this property. When I first moved in, the oven didn’t work. Their “replacement” was so caked in grease it was a serious fire hazard. It actually took three ovens before I could cook a proper meal — a ridiculous delay for a basic necessity. That was only the beginning. I once found two wasp nests in my bedroom, and when I went to the office to report it, their only response was to hand me a can of wasp spray. That’s their idea of pest control. The laundry rooms are filthy, covered in dog hair, and they stink. The trash areas are often overflowing, and dogs are constantly off-leash, using the walking paths and common areas as bathrooms with no cleanup. I’m now moving out for a larger apartment but my experience here was great. Helpful and responsive office/maintenance staff, considering the many things they have to deal with every day. It may not be the complex for everyone looking for a 1bd but in my opinion, the tour gives you an accurate idea of what you’re getting

I was a resident here back in 2008 and moved out in 2009. I’ve decided to move back in this complex again after 16 years while the current complex I live at has poor housing conditions. I was trying to apply online and spoke to representative Kay Glenn who was very polite and a kind person advise me to apply in person so I went it and she welcome me plus she was very hospitable by offering me a bottle of water. So I gave the application fee and I got approved and moving in July 28 thank you Kay like the old saying says you can go home again. Update: after moving in, I’ve been sleeping a lot better my asthma has been eased and contained. It is very quiet and peaceful at night all I hear is frogs croaking in the lake at night even the neighbors are very friendly and polite I would recommend

I have been visiting this property for 6 years and have always felt at home. It’s the perfect complex for anyone needing a 1br apartment in a centralized location at a competitive price. Around $1000-$1200 depending on what monthly move in specials are going on. The property is kept clean and the staff truly cares about the residents. It’s quickly accessible to 95 and 295 for commuting to work. The maintenance supervisor, Shayan, always addresses any problems quickly and professionally. The apartments are upgraded and cozy. When walking the property the other tenants are very friendly and no drama. When I visit the office I am always welcomed by a beautiful smile from the Manager Kaolyn. There are many apartments on Sunbeam and I think The One at Mandarin is the best choice for anyone look

We’ve lived at The One at Mandarin since the fall of 2021. The office staff, grounds keepers, and maintenance folks are super friendly. The office staff regularly features a resident’s event….Food truck night, pizza night, Halloween party, etc. Our apartment was fully renovated before moving in so it felt like new. The complex is older block construction with stucco finish so the noise between apartments is very quiet and much quieter than modern wood built. We live right across from the pool…it’s clean and enjoyed. We love the mature oaks and greenery. The older construction adds to the charm. The staff is attentive and the grounds are cared for. We feel safe and enjoy living here.
