The Highlands

The maintenance team at The Highlands is second to none—truly one of the best I’ve seen. The team is consistently respectful, timely, and attentive to residents’ needs. Chris is an excellent leader and always easy to work with. That said, the front office staff has not been as responsive or supportive. For two years we’ve been told the gates would be fixed. About 4–5 months ago, we even received a message stating that the gates were finally being repaired. Unfortunately, they still are not functioning. This ongoing issue poses a serious safety risk to guests, residents, and staff. It is unacceptable for a property at this price point to have non-functioning gates across nearly all entrances—including the pool and mail areas—leaving the community accessible to anyone. The prices have increased significantly over the past few years and sometimes it is difficult to get ahold of the leasing office. The location of these apartments is ideal and the apartment size and the amenities are optimal relative to other apartment options in the area. Chris and the rest of the maintenance team are some of the quickest and most respectful team members I’ve experienced. They have significantly improved my experience at The Highlands by addressing issues with urgency and taking care of the shared amenities that I value most.

I hate writing reviews like this. I am a very patient and understanding person in most cases however it would be a disservice to not report and write a review on our horrible stay at The Highlands In Overland Park. There were so many maintenance issues and incredibly disrespectful conversations from the manager Mallory (hung up on my husband twice mid conversation) and the office staff who was clueless to nearly every question. Just the tip of the iceberg ….. Spider Infestation - after numerous reports throughout our stay and a company spraying a total of three “extra” times in the apartment with the bug guy saying he has never seen so many and such large spiders in his three years with the company. pictures attached of just two weeks of that being on the ground. ⭐️⭐️⭐️⭐️⭐️ 5/5 Grace was absolutely amazing! From the very beginning she was super helpful, patient, and genuinely went above and beyond for me. She answered every single question I had (and I had a lot!), always with a positive attitude and clear explanations. She made the whole leasing process so easy and stress-free. You can tell she truly cares about helping people find the right home.

I am so glad I moved to the Highlands! It is such an upgrade from my previous apartment at 138th and Pflumm Rd! I can’t say enough about the staff (Alyssa) and their maintenance team. Dyelan came by to check out a problem I was having and helped me with the other things in the process. He was very professional and went above and beyond what I asked of him. I will be a tenant for a long time!
