Let's just say you can judge a book by its cover. The flyer attached as a photo here, riddled with grammatical errors will show you exactly what to expect from HSRM and The Grant. A severe lack of professionalism, an elementary grade level of service, and a cheapened resident experience. This is no longer the same property or management. Using and retaining Cortlands history of positive reviews and business listing instead of creating their own is incredibly misleading. It’s like a McDonalds moving into the Ritz’s old location, changing the name, and keeping the old reviews as their own. The Grant isn't a large property. The Grant, formerly known as Cortland Cap Hill, is located in the heart of Cap Hill with great amenities, thoughtfully planned units, and friendly neighbors. Unfortunately, the ownership change to Hill Street Realty (a real estate investment firm based in LA) has brought disorder and dishonest practices to Denver. The new Entrata Resident Portal charges a $1.95 convenience fee for echecks/ACH payments and while physical checks can be dropped off at the office, it is archaic to have a lackluster portal charge fees when other platforms simply do not charge for an ACH payment. Secondly, HSR’s interpretation of the new HB25-1090 bill which bans junk fees, including common area utility charge, is causing unnecessary confusion, especially during a transition to a new utility provider. Absolutely amazing complex! I’ve had my fair share of apartment horror stories, so moving into Cortland Cap Hill has been a refreshing and much-needed change. The staff here are incredibly friendly and always accessible when you need them. They also host a variety of community events, which are not only well-attended but genuinely a lot of fun. The maintenance team—especially Roy—is outstanding. They respond to requests quickly and take care of any issues in a timely manner. When my A/C stopped working at the beginning of summer, it was fixed within hours. The community itself offers top-notch amenities that are consistently well-maintained. On top of that, the location is phenomenal—very walkable and close to everything you could need. I can’t recommend this place enough!

Modera Cap Hill has exceeded all of our expectations! The entire staff at Modera has been incredible and have made us feel extremely welcome. Bailey and Michael in the front office are some of the nicest and most helpful people you could ever hope to meet. Coming from the suburbs of Cincinnati to Downtown Denver we searched all over the city to find the perfect apartment in a fun and energetic neighborhood. After living here for six months we absolutely made the correct choice moving to Modera Cap Hill. The Property Manager Shannon has always checked in on us to make sure everything was going well and has done an outstanding job getting us through this tough Covid-19 crises . We live on the 8th floor and have neighbors on both sides of us. I have never heard a sound from anyone. The qua

I lived here for over 3 years and they have become a corporate, bureaucratic mess in that time. They have removed the ability to contact anyone on-site entirely. Because of this, no problems are ever solved and nobody is held accountable. Where are the negative reviews then? They hold your deposit hostage unless you sign a non-disparagement agreement that they sneak into their lease termination agreement. I cannot recommend living at a Cortland complex until they fix these issue, save yourself the future headache.
