I am very, very happy here. All utilities are included, which is a huge benefit. Please understand the noise complaints are a bit ignorant of a couple of things which should be apparent- the first is that these buildings sit directly over I-95. The low hum (“brown noise”) of the interstate is always there. Many people (myself included) find this background sound to be calming and helpful to mental clarity. I understand not everyone would feel this way, but it is great for me. The second is that this is a building in the “Little D.R.” Neighborhood of Washington Heights. The culture here is inclusive of music being played late into the night in the summer. If the culture is unacceptable to you, I understand that this may not be the best fit for you. While the renovation of my apartment was beautiful and modern, that’s really all that was decent about living here. I had issues with hot water almost weekly, calling the maintenance office is always a hassle and if you call at night, they ask you to wait until the office is reopened. The laundry room (which has about 14 washers and 12 dryers) mysteriously just closed and was “out of service” for almost a week. Not quite sure how all 26 machines decided to quit at once, but they offered no alternative. The management office is disorganized. It took me almost two months to get my rent sorted out when I renewed my lease, and they claimed they “never received my preferential rent rider”, even though I dropped it off in person and asked the girls behind the partition if I needed to do anyth

I've lived at 260 Audubon for 3 years now, and I love it here. Our apartment was tastefully renovated prior to our move-in, with a spacious open plan design, and luxury finishes in the bathroom and kitchen. The views of Inwood and Bronx/Queens/Long Island are breathtaking. The whole building is a tightly knit community of residents, and everyone is friendly, courteous, and helpful. The neighborhood is very family-oriented, and is the 3rd safest neighborhood in NYC (after Upper East and Upper West sides). Unlike other neighborhoods in this area, Washington Heights is a very well-integrated community, with people of many races, ethnicities, and economic standing living peacefully together. I’ve lived in my apartment for 18 years with my mom. It’s been a struggle however I’m not here to talk about that. I’m here to talk real quick about the infestation of roaches. Everyday I have to deal with these bugs everywhere and yes, we called exterminators to do their business. No it didn’t work as planned, their’s still more roaches and I don’t know where they’re coming from. Please fix this situation.

Do not live here. The apartment unit itself is beautifully renovated and spacious, but the infrastructure of the building is terrible. First off, the building is infested with roaches. I am paying $2,300 a month. Therefore, should not have any issues with pests, which is not the case. Second, the maintenance and management teams are not on top of repairs. I have had more than 4 instances where a repair was needed, in the span of 10 months of living there. I moved in in June and still have a leak in my living room. Lastly, this building is SO loud. There is always noise, whether it’s coming from the tenants upstairs or outside. This is the last place you want to live. It is absolutely terrible. Please don’t even bother living here. You will regret it.
