Don’t live at any Billingsley property’s *Update* Some of their employees come into our building and smoke weed every single day. Nothing done. Just do not move here. A mold issue that started in a locked utility closet (fully under their management) forced us to leave our apartment for more than a week and throw away groceries. We were told by Natalie Guzman and Mariah Krolak the problem was fixed and the unit was “safe,” only to return and find more mold. Requests for a detailed report of what was actually done have been ignored by both Natalie and Mariah, and any discussion of compensation was brushed off with “it’s not in the lease.” Not to mention all the other issues, We are required to pay for trash valet service, yet pickups are inconsistent and unreliable, there is no dumpster

Not happy with this place. Right when things seem to be going ok, another issue comes up. Looks nice enough on the surface but the building is poorly constructed, things don't hold up well. The appliances, specifically washer and dryer, are crap. Maintenance workers are nice but slow to respond to requests and typically ill equipped - there are like 2 guys who service all of the hundreds of units at the sound. There are constant issues with the door fob locks, and most recently they decided to prop all the exterior doors open with wood chips and hang bright red signs announcing that the doors are wide open. Disappointed with Management and Policies I have been a resident at The Flats for two years and was considering moving to a bigger apartment at Sage Hill. However, my recent experience with the management has led me to decide not to renew my lease. While the property has its positives, there are significant issues that have made living here frustrating. The walls are very thin, and you can hear almost everything from your neighbors, which can disrupt your peace and privacy. The trash pickup policies are another major issue. The stated times for pickup are inconsistent, and during holidays, when service is suspended for days, residents are still expected to adhere to strict limits. DO NOT MOVE HERE — SERIOUSLY, RUN!!! This is by far the worst apartment complex I’ve ever lived in. If I could give it zero stars, I would. The walls are paper thin — you’ll hear every single footstep, thud, and piece of furniture your neighbors move. Our upstairs neighbor has been a nightmare, stomping and dragging furniture around at 1 AM, then back at it by 7 AM. We’ve filed multiple complaints with the office and been completely ignored. The so-called “courtesy officer” is a joke. Every call goes straight to voicemail. No one returns your calls. No one follows up. No one cares. It gets worse. Our neighbor’s toilet leaked through our ceiling, pouring water down our walls. Maintenance has been in our unit almost every day for a week, and it’s still not fixed. We’re basically living i
