I moved into the Elm three months ago and so far it’s been wonderful. The staff here is exceptional. They are highly personable and they really care — from the leasing agents to the Concierge. In my short time here I’ve also made so many new friends. Very high-quality people and the community here is awesome. Every month there seems to be a new event springing up and that’s how I’ve connected with other people who have common interest. The people here are friendly and unpretentious, and the amenities are outstanding. I work from home and I wanted a place where I could work in a beautiful space and feel inspired and energized and both my apartment and the 28th common space has provided that. I’m so happy and plan to stay a long time.
We had some very minor glitches that were remedied immediately. I wasn’t even going to mention that but bc things were resolved so quickly I thought it was actually important to note. The staff is ridiculously kind and fast with all answers. The building is immaculate and I am very proud to say I live here! I would recommend this building to everyone! I lived at The Elm for almost five years. While the location is unbeatable, my overall experience as a tenant became disappointing after the management change. When Bozzuto managed the property, everything ran smoothly — communication, maintenance, and community engagement were all excellent. I had high hopes when AIR Communities took over, but the difference in management quality has been unmistakable — and not in a good way. ⸻ The Good • Gym: Still one of the best in D.C. — spacious, spotless, and with amazing views. • Amenity Bay: The air pump, vacuum, and window-cleaning station are thoughtful additions you don’t often find elsewhere. • Garage: Convenient above-ground layout, easy to navigate, and well-lit. Even the farthest spaces are close to the elevators. ⸻ The Not-So-Good • F
The apartments are attractive and offer excellent amenities; however, the quality of customer service does not reflect the standards the property claims to uphold. On January 13, 2026, at 11:22 AM, the young woman working at the front desk displayed an unprofessional and dismissive attitude that was completely unacceptable. This type of behavior creates a hostile and unwelcoming environment for residents and visitors alike. Management should take this matter seriously, investigate the incident, and ensure that employees represent the professionalism, respect, and welcoming atmosphere that this community is supposed to provide.
Disclaimer: This review reflects our personal experience as current residents of The Elm. We’ve met many residents who love living here, and we understand why. We’re also genuinely fond of the building. The location is great, the amenities are nice, and the maintenance team is excellent. They’re responsive, kind, and always go above and beyond. Kiara in leasing was also incredible to work with and made the moving experience great. That said, our experience following a fire in our apartment on July 5, 2025 raised serious safety and accountability concerns. Afterward, we learned from Samsung that our range was part of a CPSC-issued recall from August 2024 due to a fire hazard.
