The Cove at Atlantic Beach

The good: the location, fair pricing per square foot, amenities, quick service repairs Cindy and Nick at the leasing office are both very friendly and helping. They made moving in a breeze and make living here very comforting and warm. Keep up the good work! The bad: very thin walls combined with loud neighbors at night make it difficult to get good sleep on a regular basis. The water and sewer bill from conservice is extremely high, 120-140 dollars for a water bill seems sketchy. I am not using that much water and sewage. It seems that the apartment complex has one meter and divides it based on the number of people living in your unit, which is unfair.

This apartment would do fine for someone moving into Jacksonville for the first time and trying to get settled, but that is literally it. The walls of the apartment are so paper thin, you can hear your neighbors eating, coughing, having sex, and farting. The trash is valet trash, but it's ridiculous. They give you an 11 gallon trash bin, and tell you to use that when you have a trash bag that needs taken out. They say they can take up to 2 bags at a time, but you physically cannot fit 2 11-gallon trash bags into a 1 11-gallon bin. The math doesn't work. Then you will receive a fine for if the lid isn't closed (because you physically can't close it) and will receive another fine for not bringing that disgusting bin inside your apartment to "keep appearances". Did do a tour of the 2bedroom 2bath I am not a current tenant. The apartment complex does look run down.l did see a roach dead on the floor of the apartment I was viewing and smelled like someone had smoked in the unit. Definitely wouldn't rent there I would rather move out of Florida before renting there.

The Cove is a wonderful property! It’s complete with full amenities including a pool, playground, volleyball, gym, etc. The grounds are the cleanest and most well kept that I have ever seen with beautiful greenery throughout the property. Whenever there is a maintenance issue, I always get a quick response from Jonathan, one of the property’s maintenance technicians. My favorite part, I’m 5 minutes from the beach, making my rent all the more worth my while! I couldn’t imagine calling any other place home! Thank you to everyone who makes this community so amazing to be apart of!🎉

Good luck with this property if you choose to attempt to rent here. I applied in APRIL and was immediately denied for an eviction during COVID. I have been trying since then to get my $100 administrative fee back from them and continue to be lied to by the manager, Cindy. I’ve been told two checks have now been issued. The company took my money electronically but has no way to issue my refund back to me electronically. I’m so very thankful I was approved for a beautiful townhouse in the area with a fenced in yard and a property manager that responds. I dodged a bullet by not renting here but they will hear from me daily until I have my $100 back! Old and rundown buildings. Multiple complaints from tenants about the water bills. Just don’t!
