Very Disappointed – No Security and No Communication I am a resident of Anchorage at Miami Lakes, and I recently had a very concerning experience. A few nights ago, I had an emergency in the middle of the night and went looking for the security guard around the condominium — only to realize there was no security at all. The next day, I called the management office to find out what was going on. The person who answered was completely uninformed. I explained that I had been looking for the security guard and couldn’t find anyone. After putting me on hold, they came back and said, “Oh, there is no security at night.” I asked them to please verify since residents were never informed of such a change. I've had the best experience with The Capin Group Management, It’s rare to find an HOA management company in Florida that is so responsive and helpful! Their customer service is outstanding, and they truly go above and beyond to assist in a timely manner. Every interaction I’ve had has been professional, efficient, and pleasant. The ONLY reason I am leaving one star is yo be able to write a review. We have been without hot water for the past 2 days. I have been calling and no one answers the after hours phone. Finally today Monday after back to back calls a young lady answers the phone she seemed to be bothered that someone with an emergency was calling. She was very rude and even said well if I get off the phone with you then maybe I can call the plumber. This is not the first time someone answers the phone so rudely and has no empathy that I am a client with a child in the home who is showering with VERY COLD WATER. This company is the worst customer service ever, and not even to say how badly clean they have the building, and a ton of other stuff, but if you call them they are offended that a client who pays al

While the grounds of the community are well-maintained and reflect the care taken in keeping the neighborhood beautiful, the management's approach leaves much to be desired. Unfortunately, when residents raise concerns or seek clarification, the response from the manager, Fannie, is often less than professional. Rather than addressing questions with patience or understanding, she tends to react defensively and, at times, aggressively. This creates an uncomfortable and unwelcoming atmosphere for those who are simply trying to ensure their voices are heard and their concerns are addressed. It is our hope that the management team can improve in fostering a more respectful and communicative environment for all residents.

I have been a property manager and asset manager in multifamily for many years. Not only do they not follow their own outlined rules, but they pick and choose who the rules apply to. They treat renters like second class citizens. I have heard feedback from homeowners who mirror this same sentiment. Fannie is very passive aggressive and speaks to you like you are uneducated and beneath her. Just look at how she responds to her tenants on these reviews…… Exploiting their issues, blasting them, instead of being kind calling and resolving said issues. If you are looking to purchase or rent a home: seek so elsewhere!
