The Bluffs at Epps Bridge

I’ve been living at The Bluffs at Epps Bridge for 7 years, and it’s truly been a wonderful experience. From the very beginning, I’ve felt completely at home. The community is peaceful, beautifully maintained, and always feels safe. My apartment is beautiful, comfortable, and secure — a perfect place to relax and enjoy everyday life. The staff is kind, professional, and genuinely cares about keeping everything in excellent condition. My neighbors are friendly and respectful, and there’s a calm, welcoming atmosphere throughout the property. After all these years, I can honestly say I’m still very happy to call The Bluffs at Epps Bridge my home.

Dead rat was in our wall for a few months. Charged us $500 for blinds to be fixed , maintenance is very good tho, will say that. Staff is decent once the manager a couple years ago left. Very much a budget apartment but not an awful place.

We moved here in early 2024, since then the experience has been mostly good, but there have also been some less than great things as well. The management has been very quick and nice when dealing with our concerns. They are always answering our emails quickly and seem to always be willing to help out. The maintenance team is awesome. They always show up super quick and fix whatever needs to be done quickly. They are also super nice and friendly people as well. The amenities are nice as well like the laundry (despite being expensive) and the pool. The community is very safe and we have largely had no issues with other residents. For the price point the apartments are nice and spacious and I would definitely recommend living here to people looking for affordable apartments in the area.

Great staff, very attentive and very helpful. Maintenance is prompt and efficient. Family oriented atmosphere with lots of kids having fun. Quiet for the area and neighbors are kind people who keep to themselves. If there have been noisy neighbors, it is addressed promptly and mostly without incident by management. Clean, updated apartments with nice amenities. All around great place to live!

The leasing office staff as well as the maintenance crew are amazing! They are very helpful and continually creating fun activites for the complex. They are all very communicative as well. The apartments and grounds are very well maintained and the best apartment you can get for an affordable price range in West athens. We've had a few issues with noisy neighbors but nothing that isn't expected living in a college town. The leasing office has also been very attentive and has done their best to fix any of those issues as well. We've lived here for several years and will continue to live here for several more.
