You get what you pay for here. It's not the safest area to live in but I never felt unsafe. Cleanliness can vary depending on what unit you get assigned. When I moved in, the closet mirror had a crack, bathroom ceiling had mold, and the window blinds were moldy as well. Staff is friendly and kind but administrative and maintenance services will vary from being quick to being frustratingly slow. Overall, I would only choose to live here if you are staying for a short time (1 year or less) or willing to sacrifice comfort and health for the cheap rent.
I've been here going on two years now. The experience has been great thus far. The location is convenient to a variety of places, and the price are good. The only complaint I would have is the gym; its kind of outdated, but there's a PF within walking distance. The few maintenance requests I've had have been handled quickly and efficiently. Unless something unforeseen happens, I don't plan on leaving anytime soon.
Former resident here—recently moved out. I lived at Ballpark for three years (two in a 3x3 with randomly assigned roommates, and the last one in a small efficiency studio). This review reflects my experience with Ballpark between August 2020 and August 2023. Pictures are from 2020 in the first few weeks of moving into the 3x3. Pros: - Management was always friendly and helpful. They seemed organized and never overcharged me - Maintenance was friendly and helpful and never took more than a day or two to show up - Fitness center, clubhouse, and other common areas were typically clean and well-maintained - Value for price (internet and cable included, furnished, washer/dryer in unit) Cons: - Roaches. I lived at Ballpark from August 2022 to June 2025, and unfortunately, my experience was consistently disappointing. Both management and maintenance fell well below the standards you would reasonably expect from a professionally managed apartment community. When I first moved in, rent was relatively affordable. However, over the years, the rates have increased to the point where they are now comparable to many West Campus apartments. At that price point, I strongly suggest looking into Smart Housing or other West Campus options, as you could save yourself significant frustration while enjoying a more convenient location. Living at ballpark north was not a pleasant experience. When I had to move out of Austin, I really hoped the process of transferring my lease would be smoother. There is no way of breaking the 1 year lease and you have to find someone to take over your lease to leave. They require lease renewals four months in advance, which is challenging if you’re unsure about staying or are in the middle of a job transition. I often had to call the leasing office for updates regarding people who reached out to them interested in taking over my lease, and it felt stressful trying to figure things out from another city. Each person in the leasing office seemed to have different information. One person would tell me one thing, and then when I spoke to someone else, they’d say something completely different
