The Baca Grande Property Owners Association

The POA board is comprised of volunteers who own property, just like any POA or HOA. Sometimes things go well, sometimes things are more difficult. Amenities include a park, a fire department, road and sign maintenance and more. There are rules and restrictions just like any planned community. There are times that the organization, staff and board would be rated lower than 5 stars but in the grand scheme of things $400/year is is minimal for services rendered. Everyone should take into account that there will always be these fees and that expenses and fees rise over time. If you do not want HOA/POA living/rules/fees then consider purchasing property outside the housing development. Cheers and enjoy the SLV

For the amount we pay in yearly dues I think we get what we pay for and more. For $57 a month they maintain miles of unpaved roads, upkeep two beautiful parks with actual green grass, a golf course, casita park playground, stables, the library and foodbank and miles of greenbelts along the creeks. They also provide Ambulance and Fire services cutting the time it takes first responders to get to us so that it's "only" an hour to get to the hospital once you are on board. And they are doing critical fire mitigation on the land surrounding the properties owned by the members of the POA (fire doesn't care about property lines).The roads have ruts, equipment is out of date and buildings need repair but for the amount they get in dues they do a great job. $700 a year? For what? Grading dirt roads which makes them worse? Simple speed limit signs aren’t posted reflecting the 20mph on our narrow dirt roads, bylaws aren’t enforced, the HOA doesn’t understand Saguache County’s definition of what “under control” means with dogs constantly off leash (and not under control), emails aren’t resolved and phone calls are never returned. I’ve never lived in an HOA where property esthetics aren’t enforced. They allow broken down rusted out cars to be piled up on properties and piles of junk to be stacked everywhere. The Baca is a beautiful area, you need to start enforcing that property owners clean up their junk!

The POA seems to be doing a good job maintaining the infrastructure in the Chalet area where we've purchased property. The folks at the office have been very helpful to me in various ways. They are cheerful and pleasant to deal with. I suspect the negativity is related to political reasons.

I sold my home after living the 2years the poa never even plowed my street when it snowed the is about the biggest scam ever they collect more than $400 from evey property owner ln the Baca Grande are and never did a single thing that I saw for anyone or place in the area except small sections of road work the budget paperwork published was a bunch of pork spending to make it appear legit.
