The Arroyo Residences

I was asked to post about my experience. Here are some of the highlights off the top of my head: -Natural light: The penthouse level has fantastic natural lighting due to the lofted living room windows / 20 ft ceilings. Even for inward facing units, compared to similar level modern apartments throughout the Bay Area, I would say this feature is among top 10% in terms of natural lighting. -Quiet: the building has been consistently quiet and peaceful since the beginning. The lounge, pool, and gym amenities are so rarely used, it often feels like one's private facilities. -Friendliness: I often see staff in the hallway or elevator and they are friendly and say hello. -Comfortable: facilities are clean and maintained. My husband and I moved in about 6 weeks ago. We have only had a great experience w everybody on staff! Anthony specifically helped us out several times before our actual move in - as packages/furniture arrived sooner than expected. Our unit faces Civic and we find it quiet w an incredible view of Mt Diablo. Our neighbors have been friendly - and the building is honestly quiet. We ESPECIALLY love the number of cabinets and the double pantry in the kitchen and the large walk in closets!! Very happy with our decision. Update (mid-Jan ‘26) They have added new carpet which was the complaint of some - and any issue that we have had gets addressed immediately by Sonny, Carlos and Brian. I had a nice time living in that community. Special kudos to Justin who is the nicest person and maintains the property well. The only one start is due to the charges they made after me moving out. No move out inspection was done prior me leaving the apartment. I was charged for cleaning and painting $350. When you move out, do not even attempt to clean, they will charge you anyway. I didn’t get why I had to pay for painting. Don’t expect your deposit to be returned in full. I’m very disappointed with move out process and never going back to this apartment complex even though I was thinking to return.

Quiet building and never hear neighbors! Lovely pool, bbq and courtyard settings, and friendly staff, especially Justin, the on site handyman and Luis, his assistant and one man cleaning crew. They go above and beyond to keep the building in good condition despite owners cutting costs.

Absolutely love living here. Beautiful rooftop pool and if anything needs fixing, Justin from maintenance is always so helpful and friendly! He does such an amazing job!
