Let me explain my one-star rating. I am a new resident, about a month and a half in, and my experience with OSA Management has been extremely disappointing. The professionalism is poor, and communication is almost nonexistent. While the property recently received a new manager who seems to be trying to get things organized, the overall experience with the rest of the staff and upper management has been terrible. There is a serious lack of communication between departments. I strongly recommend documenting everything because information is changed, switched, or contradicted depending on who you speak to. Jessica Dixon, the property manager, is an absolute clown. I lived at Arches for 4 years and I was rounding out my final lease when I faced unemployment. I was working 3 jobs 7 days a week after a few months of unemployment. I made an arrangement with one of the owners from the management property and was making installment payments. However, the jobs I had taken paid far less than my prior salary and were part-time. Jessica decided to make a big deal because I use my own pest control, and push the issue that I was late on rent. I was working to try to do the right thing and get my rent paid rather than burning off, and finding an individual to rent from or an apartment that only does credit checks only, not rental history. She made comments about how I should be able to pay all of my rent

DO NOT RENT EVER OVER OSA GROUP Management! I am truly unhappy how the new managers/ management has ruined this place, management change over 6 months ago. I am leaving this apartment complex this month upset knowing how they took advantage of many other friends neighbors and myself. we are leaving as well so they are trying to get the most money out of all of us. They are not able to explain why the overcharges, and the logistic of their payments. They clearly don’t and won’t care for any of us. overcharging and not taking care of any of the community areas of the complex although they are on top of changing more for less. I would like to preface this by saying I never leave bad reviews and that the arches were a dream for my boyfriend and I in 2023. Amazing price and amazing wonderful management (ms. Sara) such a seamless move in and had such a wonderful stay here. Always cozy super quiet community, we even started our family here by having our babygirl. This was our home. Then management/ company changed and everything has been a nightmare since. We would have loved nothing more than to renew our lease for a third year, but new management makes it very clear that they do not care about the well-being of their tenants. In the past year , my AC has gone out three different times and this time currently it has been out for two weeks, causing my apartment to be 80° inside as I said we had started our family so

Privately owned with new management / ownership that comes across as unprofessional, hard to reach, and questionably ethical. Even long-term tenants (10+ years) appear to be hit the hardest, with rent increases of 20–35% in a single renewal. While some of the older properties are actually nice, the management is damaging the sense of community and offering nothing in return except higher demands for money. Be very, very cautious with this company and any properties connected to OSA Management.
