The 503

I recently moved into the 503 and I absolutely love it. The manager Tess, was and is, most communicative. A flawless application and move in process. Having grew up in Dayton, it was time for me to exit the suburbs and experience downtown Dayton again. I viewed 7-8 different loft locations and each was missing at least 1 "must have." That ended when I found 503. Not only is it cost effective, helping me achieve my monthly budget goals, my studio loft is set up in a way that every space is usable. The view is amazing and the trains are a welcome comfort noise. The fellow tenants are all very kind and welcoming. The fitness center is top level and the best that I had seen while touring many other lofts. No forced "monthly packages" other than Wi-Fi is most enjoyable. I am in walking dista

$300 DOWN THE DRAIN $50 (Non-refundable) application fee Which was fine. $250 (Refundable) Reservation Deposit (Apartment Holding Fee) I was informed that if application did not get approved the reservation fee for the apartment would be refunded. THAT WAS A LIE. It has been two months and I have yet to receive it. I’ve called several times and was told it could take 3 weeks and a check would come in the mail. I feel as though the money should have been applied right back into the account they took it out of. Very disappointed.

Dustin with maintenance is extremely helpful and attentive!! He has always fixed any issues i’ve had in an efficient manner and has been very kind to all the tenants.

Tessa was super welcoming from the start and showed me multiple units while answering all my questions. She really made sure the apartment fit what I was looking for and that everything was right for me.

They will not return the $250.00 hold fee. Despite advertising that it it is refundable. Edit: I will not be remoing this review, I believe this policy is in poor taste and not eminently clear.
