Sutters Mill

Lived here for 4+ years, the only consistencies with this place are that your rent will increase significantly each year, the pool is closed, the water will be turned off at least monthly for repairs, roaches outside every time you leave your apartment at night, and enough mosquitoes to drink a cow dry. Waste your money here if you want, but you’d be better off in a van down by the river.

Let me preface this by saying I lived here a few years back with a roommate and am currently living here in a one bedroom (different building/parking lot) The people in the leasing office are very pleasant, and the maintenance crew are timely and efficient (no complaints there) The location is nice, close to the interstate. My main issue is the huge cockroach problem that plagues every single building in this complex. I know these buildings are old and it's not really their fault, but it has become such a growing concern that I felt the need to write this review. In both units I've stayed in, there has been numerous cockroach sightings, and even a brown recluse infestation in my earlier stay. It makes it hard to feel fully comfortable when your always on the lookout for the next roach. I

My husband and I have lived here since 2018 and absolutely love it. There are a few things that have happened that are completely out of management's control (car break ins and the occasional woodland roach) but they are quick to send out pest control and do whatever they can to help. Management is kind and helpful! Our rent has not skyrocketed with our renewals like we were expecting, which was really nice. This was our first apartment and still love it here! I would absolutely recommend this facility! :)

Lived here for 3.5 years and this has been the BEST apartment I’ve stayed so far. Not only is the location amazing and safe with quick access to I-40, grocery stores and restaurants in Kingston Pike, the management and staff (especially Rachel and Hanna) made sure that the residents are well taken care of. Being an unrenovated unit, my apartment had a few issues throughout these years but the maintenance teams has been efficient in taking care of all of them. There is monthly pest control service and a maintenance routine check was done yearly. Was really sad to leave this place!!

There are so many things to consider when moving into a new apartment, like location and cost, that sometimes the most important things get overlooked. I would encourage anyone looking for an apartment to also consider the support staff that run the apartments. These are the people who work behind the scenes to turn a rental property into a welcoming and safe place to call home.
