[review from a long-term 5+ year tenant] Value 8/10 Layout/Ambiance 9/10 Service 9/10 Upkeep/Maintenance 10/10 Location 9/10 Security/Safety 8/10 I absolutely loved living there – I was proud of my “home,” and always had “wows” from guests who came to visit. The building exterior seems bland, but inside the units is where the difference is clear: a gut remodel led to unique use of space and interesting angles – great utilization of space! Walk-in closet, huge bathroom, courtyard or balcony (mine was ground-level, so I had a cute patio and “yard”), modern and large kitchen. Parking in a private lot is available ($) but I always found street parking right in front. Service from the manager was good. Service from the maintenance staff was INCREDIBLE (Marc, then Jordan). U

Lived here about a year. Jordan the maintenance guy is great, super responsive and nice guy. Building is clean and well maintained. No noise issues beyond normal apartment stuff. Apartment is updated and modern. Balcony is huge, and great for chilling. Location is perfect, 2 mins from a bus stop. Right in the Morgan Junction, lots of restaurants and coffee shops within 3 blocks. It’s a 15 min walk to the big junction, 10 mins from Alki by car. Some street noise from California, but it’s generally ok. No complaints so far.

Perspective from a two year resident. New management and location are two problems you should know about before you move in. One good thing was the maintenance crew, the best I have ever experienced and the reason this is not one star. Incoming management is unprofessional, unavailable and aggressive. Two months after moving out still no deposit has been sent to either of the two people on the lease. Also, despite having our unit walkthrough go off with no problems communicated in writing or verbally the new property manager, Jake , sent a $450 cleaning fee bill with no details, no explanation whatsoever. He didn't even sign the email- nobody did. It might not even be from the landlord for all we know. I don't know how they do things in Marina Del Ray (where "6312 California Avenue L

I lived here for the last year in a 1-bedroom apartment. My apartment was freshly painted with new vinyl flooring upon move in, and the layout and location of the apartment were fantastic for my needs. I especially loved the kitchen layout, the walk-in closet, the local businesses, and the proximity to the bus stop. Rachael the apartment manager made everything smooth and easy from moving in to moving out! There is also a maintenance person who is often around keeping everything running smoothly and tidy.

Be prepared to never get a good night's sleep because the walls are paper thin. There is a musky odor that permeates the hallways. Packages are left in the mailbox area and are often stolen. The parking is terrible and you often have to park blocks away since street parking is so scarce. The apartment complex right next to it is public housing with less than favorable people hanging around. You get basically no amenities. The apartments are cheaply made and often need repairs.
