Steven Sachs Real Estate Appraisal, LLC

I'm only giving 1 star because we have to. This clown is zero stars. He quickly cashed my check for $400 on June 8th - it's now mid August & I still have not received my appraisal. He does not answer his phone, he does not return messages or emails. The guy is a flat out thief! Be warned, Do NOT use Steven Sachs for your appraisal. Small claims court is my next step.

Would NOT hire and I hate giving 1 star reviews. I should have researched this company and looked at the reviews before we hired them. I should have read these reviews before we allowed this company to appraise our home. The comps given by this company were not similar to our home and when asked if we could use comps that were closer in proximity to our home and similar to the style, and same road we live on and sold for significantly more within the last 6 months; they would not change. How does a newly renovated farmhouse set back from the road appraise for less than what it was purchased for 4 years ago in Downingtown School District? Based on the good reviews that I read- I think they paid for those reviews.

This man is a total scammer and should not be able to practice in this state or anywhere else. He takes your money, tells you he will have the appraisal by a certain time and never delivers. No wonder why he takes cash. This is unethical and shows a total lack of integrity. Someone giving you their hard earned money and expecting documentation but never getting it is disgusting in my opinion. He needs to be taken to court for his actions.

Would never hire this appraiser ever. The lender I am working with suggested him. He quickly took my money when it was time to pay for the appraisal but when he was supposed to provide me with the appraisal report stopped answering the phone and delayed my settlement for a property I'm trying to purchase. I will be taking further action and reporting him to the BBB for taking funds without performing or responding to my concerns.

Sachs had someone else (I was home and saw his associate take pictures of my house) do a drive-by of my house house although he signed the report as inspected. Further, the value came in $25,000 low. I am an established (in business 37 years) real estate professional and know values in the area - Really was a very simple valuation to conduct. Sachs is very unethical and geographically incompetent. So frustrated that I closed all my accountants at the local Fulton bank, which were no help in letting me dispute the value
