Stella at Shadow Creek Ranch

We live in Stella and see that every summer on weekends, many non-residents come to the complex. They use the pool freely, hold loud parties with alcohol, smoking, and loud music. My neighbors and I cannot fully use the pool because it is very often occupied by non-residents, who easily gain access to the complex grounds. Naturally, they do not pay for the pool. The complex administration does not react to this in any way — they simply don’t care. 05-17-2025 - a lot of non residents came to Stella again at 2 PM , and our manager knew about the party but he did not do anything. The pool was full of non-resident people, they are very loud and noisy

This is by far the worst apartment complex I’ve lived in not just in Pearland, but anywhere in Texas. Management seems unable to properly manage the community, and instead of fixing problems, residents are the ones punished with unreasonable rules and poor communication. The property is constantly dirty, unorganized, and poorly maintained, with cracked walls and neglected common areas. Maintenance is incredibly slow.. I’ve been waiting more than six months just to have the ice crusher in my refrigerator replaced. The final straw was tonight: my brother came to visit around 8:00 p.m., and his car had already been towed at 8:05pm. They didn’t even let him come upstairs to complete the parking permit. I’ve lived at the property going on 2yrs and I love it. The management team is amazing/office team. The property is very quiet and overall an amazing place to live. The apartments are nice inside and out. I love it here.

There have been several break ins within the past year, car windows broken, tires stolen, cars left in blocks. Looks nice on the outside, but not a safe place to live. They build new features and upcharge the rent, just for people to leave trash all over the place. Lots of people smoke weed on their porches, not conducive for raising a young family.
