Garbage property management company, everything is outsourced to Philippines, no local agents. Businesses is the worst I've seen in the property management industry, they used old pictures from the builder, no updated photos, no rental sign, no video. Very generic AI website, STAY AWAT AT ALL COST!!! This company is all about profit, zero customer support on both sides of the property management spectru.. They will not assist the owner or the tenant. Warning do not use this company!!!!

Worst property management company I've ever had to deal with. There is no professionalism whatsoever. We moved in and there was no refrigerator, which was specified in the lease it comes with one. We had to wait almost a month after move in to receive one, and when we called and fussed about it, it got to a point where they were straight up ignoring our calls. My boyfriend called them off a fake number app and they answered almost immediately. After getting ahold of them they realized who they were speaking to and hung up mid conversation. They're quick to call us about our rent and making sure they get that but can't even accommodate our situation let alone even offer to compensate us for the troubles. I've been utilizing Specialized Property Management for over one year to manage several rental properties within my portfolio. Specialized has done a great job in being responsive to my inquiries and accommodating to my requests. Specialized provides competitive rates while maintaining a high level of service to both tenants and owners. I've had very few maintenance requests from tenants, in which all requests were responded to by Specialized in a timely and professional manner. Specialized has also significantly increased my overall returns by extending leases with current tenants and leasing properties at a rate much higher than initially projected. Overall, I've had a great experience with Specialized and plan to continue utilizing their services to manage my growing portfolio.

If I could give this company zero stars, I would. The level of incompetence and unprofessionalism is astounding. I assume the 5 star reviews are from employees. First and foremost, getting in touch with anyone is a nightmare. Nobody responds to emails, phone calls, or requests via the tenant portal. It's as if they don't exist once they have your money. Speaking of money, the fees they charge are outrageous. We pay for a resident benefits package, which includes receiving an air filter every month. Despite reaching out multiple times through various methods, we never received it. Now they are accusing us of violating our part of the package and refuse to refund us. I have a number of rental properties.. I have used Specialized Property Management for many years. In the last year, the name changed to Specialized Real Property Management when they were bought out. The current company operates in a different 'style' (to the previous, more computerized!). However, their customer service is very good, and you do get feedback. The employees that I have talked to, have always been very cordial and super helpful. I am very satisfied and would highly recommend them!. They do a good job of finding people to rent the property to - and very quickly!
