I would not recommend living at Spark Charlottesville. While the apartment itself has potential, the management makes it a horrible experience. The landlord does not seem to care about tenants, and the maintenance staff clearly do not know what they are doing. Repairs are either done incorrectly or not done at all. Communication is extremely poor, and getting responses or updates is frustrating. They add a lot of extra charges on top of rent. You are charged $55 for an alarm system and $45 for utilities and trash, plus a $13 monthly liability fee. Late fees are 10% of your rent, which is excessive. They are also very quick to threaten legal action, and if they take you to court, you are responsible for court fees (around $198, as far as I know). I really wanted to like living here because
Have lived here for quite some time (through at least 4 other owners since it was Trophy Chase). While there are some issues that we have with the present management company, it’s nowhere near as bad as it was 2 owners ago. The only issues that we’ve had recently are that there doesn’t seem to be enough office or maintenance staff (unfortunately this has been an ongoing issue since we first moved in in 2003, and seems to be an issue with many rental properties/companies). Rent is relatively reasonable as they are older units, but there are a lot of charges that have been added that used to be a part of rent (such as water/sewer and trash). Drove from out of state to look at apartments. Made an appt weeks in advance. There was one employee running the office and multiple people trying to get help with various issues. Waited for 30 mins before we had to leave, did not get to tour. Management needs to get the one lady running the office more help
This place is a complete joke. The day we moved in — before we even unpacked — there were roaches crawling around the apartment. We pay for pest control every month, yet they refused to send anyone out for months. On top of that, they charged me a “security system” fee for months after taking my system out, and wouldn’t refund the money or remove it from my rent (I have the emails as documented proof). That added up to nearly $400 stolen from me. They replaced all the systems later and raised the price for everyone, without fixing anything else that actually matters. My air filter has been changed exactly once in three years, my ceiling still leaks after every heavy rain, and my car has been towed twice even though I pay for a reserved parking spot. I am 24 I haven’t lived at many places but this apartment complex is one of the worst I have ever seen. The way they try to belittle you and make you feel as though you don’t know what you are talking about. Upon moving in within the first month they started throwing vacant fees and racking charges for the most absurd things. I have been living here a year and as problems arise we put in maintenance request ( to which they come in and “fix” the issue. But then have to come back because instead of fixing the issue they decide to cover up. We had two leaks and there solution was to putty the holes and painting over it. The bathtub has been cracked since move in and water has been building up we have put multiple requests in and been told “someone will be there soon to take a look” they have
