The people make this subdivision great. Toll Brothers on the other hand is lackluster at best. You will discover flooding issues and any recourse to getting it fixed is none. You will find they put in diseased trees and then deny warranty claims for said diseases after arborists confirm they came from the landscaper diseased and were installed as such. Check your insulation levels, grading and for the love of god get inspections at every possible point by a third party! Toll's own inspections are not up to par. I found issues they could not and again, tried to deny the warranty items. It took over 18 months to get 2-3 warranty items fixed. Unacceptable. Toll Brothers will try to screw you one way or another, that is inevitable. They change your warranty rep every couple of weeks so getting

Very nice subdivision. Large lots allows RV parking. Many homes have RV garages. Friendly and helpful staff. The home we bought is nice if we would of had it built from the start we would have changed a few things. Overall it was a pleasant experience to buy from Toll Brothers. My one word of CAUTION is to beware of the Toll Brothers purchase contract! It makes the buyer responsible for the Appraisal. If the home does not appraise you the buyer are responsible to pay the difference. I say push back on this do not agree to it. Write an addendum stating If it doesn't appraise at purchase price you can walk with your earnest money Fully Refunded.

I wish I could give a 0 star rating. We spent over 16 months building our family dream home to have the worst experience I’ve ever had. Every person we’ve worked with has been fired. You never get issues fixed. You spent over 650k on an average home that is supposed to be a “luxery builder”. We have never been able to enjoy our back yard from the moment we moved in may 2023. Toll brothers didn’t install French drains in some plots and did a horrible job at rough and fine grading the property lots. Every single homeowner in this subdivision has major major flooding issues. We haven’t even been able to enjoy our new sod last summer because our neighbors water would run into our “fish bowl” of a lawn that creates a pool. Not only has this major issue ruined our entire 15k landscaped back yard

We were curious about this new community. Taylor was very friendly and walked us through the model homes while answering our questions. Very beautiful homes, and friendly sales staff!

Beautiful Toll Brothers homes. Very helpful sales staff. Lots in this neighborhood are larger than most.
