When I purchased my home two years ago, I asked the title company directly if there was an HOA. I was told there wasn’t, so I moved forward with the purchase. Just recently, I received a letter saying an HOA is now being activated for the property something I was never told about. I later found out that I did sign a document at closing referencing HOA membership, but I only signed it because I had been told verbally there was no HOA. If I had known the truth, I would have approached things very differently. Even though there are no dues yet, the fact that I was misinformed and left in the dark about something this important is extremely frustrating. I have purchased three properties and Used Sierra title and have been very very satisfied. They go above and beyond to make it happen.

Go to another place, avoid them if you can. The one paper they had to draft for my purchase and they messed up my address. I called them and asked to correct the error on my deed (that they drafted) and Zarai said that it was not important. At this point I had enough I will never use them again, not only do they have poor attention to detail (which should be their main job because they deal with contracts) but they also seemed to not know what they are doing. Very unprofessional. - In response to the comment below, now they are liars too. I reviewed and signed the closing disclosure and all items on there were correct. I was only given a copy of the Warranty Deed the day after and it does not have my signature so I didn’t get to review or approve it.

Don't work with these people. The don't like to answer tough questions and would rather drop the client. They were unable to clear all defects and were still willing to compete the closing. Leaving the contactor(buyer) with no chance of selling after.
