I would NEVER use this company again or recommend it to ANYONE. My house should have NEVER been closed on with the issues that it had from a subdivision. The job of a title company is to make sure it’s good to go. It was not. I wound up paying taxes on other properties from the seller for a year. And to date, I still don’t know if it’s going to work out. I dealt with this lady keri, who did NOTHING. And when I reached out to the owners, Bob and Loren, I heard NOTHING from them to try and resolve it. The ONLY TIME I heard from any of the owners was when I was headed to a lawyer in an hour. I even emailed Bob and Loren to call me so we can talk about it. I never got a call. Just a text from bob saying keri had it taken care of. It was as if they just didn’t care. This Title Co stayed very late on a Friday to close up a deal that took the Lender a bit to put together. They went over and beyond to make sure all parties were satisfied. Good job.

DO NOT USE!!! Settlement USA has taken my money from my previous home. They have failed to pay off my existing home loan. 45 days since I sold my house I still have not had my old home load paid off. Settlement USA does not answer the phone or return phone calls. They do not seem to understand how to work with my old home loan company (Mr. Cooper) Settlement USA never asked for a pay off quote from my existing loan company so I had to pay for it. I am now stuck and lost out on $160,000 with no one to contact since this company is a fraud!

If I could leave a zero star review I would. We sold our house and the new owners closed on it over a month ago. Somehow they transfered the title without paying off the loan. There is money missing and it's on their end.

When you buy a house, you certainly don't want to go to the settlement table and get surprised by finding out there are liens or encumberances on the property that weren't disclosed.
