They advertise that they will provide a certain percentage of the purchase price of the house that can be used towards closing costs if you sign up for a mortgage with an NVR, however, when you look at interest rates for NVR, they are way higher than other lenders and then they try to explain how they are using the cash amount to buy down the mortgage rates using discount points. I got loan estimates from 2 other lenders who were providing the same interest rates without any discount points whereas NVR is providing the same interest rate by adding about $4000 in discount points. I was hoping I could use this cash amount towards other closing costs (down payment, HOA, tax, etc.) but I am stuck because I have already signed the purchase contract and I am at a place where I am using the cash
