The roaches are very aggressive, when I first moved here they had Termix pest control and this new owner is cheap and gets a bootleg contactor pest controller. They kept my deposit and made False allegation about the apartment 🙄. BEWARE DON'T TRUST ANYTHING HERE .

In the end, they unfairly take your security deposit. They might tempt you with a “free month” offer, but they’ll make up for it by keeping your deposit. You’ll move in to find plumbing that doesn’t work, and then they’ll charge you for repairs instead of fixing it as they should.

I've been here almost 3 yrs. and I'm extremely happy. Very quiet, spacious floor plan, No bugs, very cold AC, onsite laundry and exceptional staff. Lucia is always kind and helpful. Julio is amazing - very skilled and hard working. I rarely have any issues, but they are always addressed and solved within 24 hours. And you can't beat the price. I highly recommend Royal Terrace.

When I came to look at the apartment was told I had total control over my A/C & heat, NOT TRUE! A/C is ran off chillers and even with temps in the 80s, Vine street side units have no A/C cuz they turn the chillers off, BUT Martha street side keeps their chillers on. We pay rent and utilities just as well as the other side but we suffer! They want their rent on time, but make the tenants suffer in the heat! After hours can’t reach anyone, they decide when to turn the chillers off and on and I don’t think it’s right especially if tenants have health issues! This is my only problem truly with this apartment complex! The owners and lady that works in the office are cool and comfortable at home while tenants are suffering in the HEAT!

Julio is very capable of troubleshooting ac problems. He fixed our ac dripping problem in less than 1 hour. It will be a sad day for RDE if you loose Julio. I recommend a raise for Julio . I recommend more positions in maintenence to work under Julios supervision.
