I DON’T USUALLY POST REVIEWS UNLESS WELL-DESERVED… Hey Mike, I just wanted to send you this email to let you know how much you and your staff are greatly appreciated! I’ve been living here almost 7 years & we haven’t experienced a snow storm like this in many moons. But, when I got out there today early this morning at 8:00AM to clean my car, your team was already working with the snow blowers & salting the sidewalks. Faustino was out doing his thing plowing around & around,, even during the storm yesterday when cars had not moved! I have family members living in nearby areas whose complexes are a hot mess right now! I’m so glad I didn’t have to deal with that stress. Also, the neighbors here are so kind & assisted me without even having to ask! I LOVE this community! Thanks a million &

REVIEW (1/2) After eight months of living here, I feel it’s necessary to clearly document the ongoing, serious issues we’ve dealt with. We moved in after seeing older reviews about terrible management and maintenance, but we were told things had improved. We took a chance. Unfortunately, we were wrong, the management and maintenance issues are still very real. 1. Immediate Problems When Moving In • In the very first month living here due to a system error, our account incorrectly showed a $3.73 balance. Despite paying our rent on time, we were issued a notice that we would be evicted. To top it off, it was delivered on a Friday, before the office closed for the weekend. It said an eviction would be filed 3 days after on Monday. • The leasing manager, Mike, ignored the issue until I escala

REVIEW (2/2) 6. Severe Electrical Problems Our electric bills reached $400+ per month, which is completely abnormal for a two-bedroom apartment. • Per Mike, he said “electric would be $100 - $150.” • PSEG replaced the meter and ran multiple tests, everything came back normal on their end. • Per PSEG, the issue is the units wiring and is NOT caused by us. • We’ve kept logs down to the minute. Even with our units breakers turned off, usage remains above 55 kWh per day. • For comparison, a normal home uses 10–20 kWh/day. • Maintenance no-showed our scheduled appointment. • Management has ignored this issue. • Despite all this, we continue to be billed around $11.50 per day for unexplained usage. 2. Mandatory Clubhouse Fee Royal Oaks residents are required to pay for the clubhouse whether they
