Rook Home Inspections LLC did a fantastic job. José and his team were great and very helpful through this whole house buying process, by making the inspection as smooth as possible even with the hiccups we had. José took his time going over all the the things he listed and the best course of action with the main issues for our house. We were very pleased with the service Jose provided. He was very prompt on getting the inspection done and the report back to us. He did a thorough job of inspecting the property and did an excellent job of clearly and concisely calling out all faults and potential future faults on the report. 3 star for a couple of reasons. Rook inspected our home for a potential buyer. Very detailed and thorough which is the 3 star. Inspector that spends 6 hours (yes 6 hours) and has that much detail needs to be aware and/or explain Grandfather of codes to clients. We spent almost $1000 on having issues "fixed" and electrician, roofer and A/C repair laughed at most of the comments he made and many things that was recommended to be addressed by licensed professional. Most of the money was for trip charges to say no problem and sign off. House built in 1996 is not going to be to 2025 code. Just be aware if you are selling or buying to keep this in mind.

Jose did a fantastic job for me on a Hewitt house. He’s the kind of guy you want for a job like this- great communication, considerate of the home, detailed, perceptive, and service oriented. The inspection report is professional. For the time he took on each piece of the inspection I would say his rates are as good as I could have hoped. I will recommending him in the future!
