While living here, the management disrespected me multiple times. One morning I was woken up to the landlord kicking my bedframe and yelling at me to wake up - no it wasn’t an emergency; he & the guys just needed to do some maintenance! When I attempted to reach out and rectify the situation (aka an apology and a promise for written communication in the future), I was gaslit and told that the situation was perfectly legal, and “sorry [i’m] upset!” Actually, it is illegal to commit a home invasion, and it’s illegal for a landlord to harass their tenant. Despite communicating with their lawyer and agreeing to written communication, they chose not to do so anyways. Eventually, my dishwasher broke. I've lived in a building in Boston managed by Rolls Realty for 7 years and had a wonderful experience! All of the staff (office, maintenance, super) have been responsive and kind. I feel safe knowing management is accessible and have not had any issues when getting assistance. They are definitely one of the best in the city!

My daughter is student living alone in a unit managed by Rolls Realty. Twice they entered without notice. The first time to do some work when my daughter was not home and she was not notified they'd be working in her apartment. She came home to find that they left the place a mess where they removed wall/ceiling material. The second time she was sleeping. They entered her apartment and came to her bedside to wake her up to begin work. This is clearly not permitted by law and against what is stated in the lease. These were not emergency repairs. Notice is required. A young single woman should not wake up to a strange man by her bedside.

I lived here for 4 years and the team that runs the buildings is great. The leasing agent was always helpful and cooperative when I first moved in and also as I was moving out and leaving. The maintenance team stays on top of their buildings and got issues I had fixed sometimes same day or within a week depending on the issue. If you call early enough they'll take a look at it same day usually. The office staff is also super helpful and nice. The apartments themselves are nice, spacious, well planned, and a decent price compared to the area. Definitely a great place to live and a good property management team.

I have been renting in the Boston Area for about 2 years. I was very unlucky to come across this agency. I took over someone else's lease, so I assumed I had certain rights as a new occupant of the place. However, to my surprise, I was told that I had absolutely no rights to demand repairs or whatsoever when I asked them to change the noise fridge running in the property, for the simple reason that I was not in the lease agreement. My bad experience didn't stop there. When I requested to change the smoke alarm because it wasn't functioning properly, a technician came to the property, and saw I had a cat in it.
