BLUF: There are not enough strong negative words in the English language to describe how crappy this place is. Trust all the negative reviews. Literally. If a zero could be given, this place deserves it. They are very nice when you first move in, and then as soon as you’re in, they are the hardest people to get a response from. If you email them, I highly suggest you also CC the parent company, Morgan Properties. If you call them, record the call. Otherwise, they will say you never called or emailed them. The building is falling apart. Literally. Almost daily there is a leak from the ceiling in the lobby, the doors into the building are always broken, elevators are constantly broken. The lease says no smoking or pit bulls, but even the workers smell of weed and one of them has a pitbull.

DO NOT move here! As others have mentioned, the staff can be quite rude and make things difficult for no reason. You're paying for "luxury" and it's far from it. Feel free to check the proof in my photos and videos, turn up the volume! One elevator was broken for 8 months straight. The parking garage gate is constantly getting broken or falling off. The fire alarm goes off all the time and they email you after the fact to tell you its a false alarm after you already evacuated. I had leaks 3 separate times only once did maintenance come out to fix it, the other 2 times no one showed despite calling the emergency number. Supposedly a smoke free environment, yet people smoke cigarettes and Marijuana IN the apartments, causing it to go through the vents and into the apartments of other residents. This is by no means the apartment management's fault at all. It's the fault of the residents who are doing this. However I do believe management should be cracking down more in terms of smoking violations. Because I feel like more should be done, I'm giving 2.5 stars on the smoking issue. It's been an issue for AGES. Again, not the fault of management, but these concerns should be taken seriously by management, and consequences for violating the non-smoking agreement should have been dealt out AGES ago because it's BAD. I am writing to formally express my deep concerns and dissatisfaction regarding the condition of our unit and the lack of response from the management and maintenance team at River Park Tower Apartments. My family and I relocated from Texas and received our keys on May 30, 2025. To our shock, the unit we were given was clearly not properly inspected or prepared for our move-in. Update: Tierra Oskay is phenomenal and treated us with civility. River Park Towers is the most beautiful place to call home. Under the leadership of Mrs. Neva Williams, property manager, I have experienced excellent guest service interactions with her office team. Mrs. Williams and her team have a “YES I CAN” attitude and have always exceeded my expectations. I’ve observed tenants at River Park Towers treated with civility and as VIPS.
