River Oaks

I have been a resident at River Oaks for about 7 years. When I first moved in, the complex was wonderful and well managed. My first year here, I had no issues at all. However, over time, I’ve noticed a significant decline in the overall quality and management of the property. There are now frequent water shutoffs and sometimes weekly, along with ongoing issues with hot water. There are also constant apartment inspections to address various concerns, whereas in the past, inspections were limited to once a year. The level of disruption has increased noticeably compared to when I first moved in. Under previous management, routine maintenance such as replacing air filters and fire alarm batteries was handled consistently and communicated clearly. Lived here for 4 years. Things seemed fine and dandy until all of the continuous water issues. 4 years and still once weekly (if not more often than that), the water is off. Even after the valve project (shut off valves for each building vs shutting the whole community down) and the water line project (replaced the hot water lines specifically), nothing's changed. Hot water is a JOKE. Can't get any kind of steam or temp above 99 degrees. Average temp for hot water should be 120-130 degrees. They just constantly say boiler or leak issues. The water line project happened in the middle of the monsoon season and mud got in the lines. The pressure for my "hot" water is about 60% less than the cold side. Pretty certain any 5 star is from a bot or from people that don't live here. Actually I know that as a fact, they have no picture saying only 'friendly staff' or 'excited to move in'. Oh and the 'Owner' replying to everyone is also a bot, literally look at the comment newest comment under me about water, he directly says hes talked to there legal staff and departments and directly says its not about repairs its the fact they DO NOT have the system to support enough hot water. Whats their bot respond with "We are sorry, we are working on repairs...", if you're a human with eyes you'd see they just said its not about repairs and your owner, staff, and/or legal team do not care and have zero plans to change or fix anything, even when you're legally required to provide hot water. I absolutely love living at River Oaks! I’ve been here for a couple years. Janice the Manager is very nice and helpful as well as the two ladies working in the office. Maintenance has responded quickly to my maintenance work orders. Pool is very nice.

Absolute joke of an apartment complex. Constant hot water issues with absolutely no movement toward a resolution. Constantly have water shut off to do "repairs", only to have the same issue occur within 30 days. Moved here in March of 25 and nothing has been done about the hot water issues, which have been occurring for years after looking into other reviews. Management clearly has no desire to actually fix the issue.
