I was overall pleased with my experience with them. I lease from them for 2 years and my maintenance experiences were good. The heater broke down and they fix it fast. The apartment was not fully cleaned when I first moved in, but I followed their move-out instruction as much as possible and I got some of my security deposit back. I wasn't expecting any.

It's not a perfect company but I was overall pleased with my experience with them. The apartment was not fully cleaned when I first moved in, but maintenance requests were always fulfilled within 7-10 days. I lived there for 2 years and my maintenance experiences were decent and reasonable. I followed their move-out instruction as much as possible and got my security deposit back 100%. I'm sorry that some people had terrible experience with them, but I was pleased to get full deposit return.

This is BY FAR the worst rental company I have ever encountered. Never in my life have I not gotten my security deposit back from a rental company: I report all maintenance request promptly, and do not purposely cause damage myself. When I moved into my River City property, the place was an absolute slum. Carpets stained, blinds nonexistent or severely damaged, holes in doors, doors that didn’t properly latch, cabinets literally separating from the walls. I documented it all and requested maintenance immediately from River City. They literally ignored me. Never fixed anything even after my multiple attempts to have them do so. Now, I’ve moved out of the property in question, and they are trying to keep my ENTIRE deposit and CHARGE me an extra $100. That’s nearly $1000 in total. The charges

I rented from them for two years, and overall had a really good experience. The appliances were run-down, but the price couldn't be beat for the neighborhood. After reading all the reviews about this company, I was scared that they would find any unreasonable excuse to not give me my security deposit back. That was not the case. I gave my apartment a decent cleaning (I didn't go nuts, but I didn't leave it a mess), and I received all of the deposit back. I never had a any maintenance issues with them either. A drunken undergrad smashed through my front door window, and they had it repaired as quickly as possible. I would recommend them to friends or family.

River City Management Properties runs like someone who's been in one bad relationship before and scorns every relationship after that. Like at training they were told "This is a business. Tenants will try to scam you at every chance." One day late on rent? $35 late charge regardless of the circumstances. You were told conflicting statements from staff? They will gaslight you and call you a liar until you have unrefutable proof. And when you are upset because of the gaslighting after justified reasons (mold, pest control, faulty appliances, lease restrictions, etc.), every interaction they have with you after is cold as if, you guessed it, your attitude is the problem. Would highly recommend training that reminds staff they're dealing with people, not robots. Oh, and the walls are thin. Pre
